HERE IS THE HOUSING MARKET report for November 2025 in the Stony Plain, Spruce Grove and Parkland county area. Whether you’re entering the market or simply tracking trends, I’m here to show you what’s happening.
November 2025 IN SPRUCE GROVE FOR SINGLE FAMILY HOMES 48 homes sold, with an average sale price of $485,000 dollars, and an average of 54 days on market. Month over month sold prices were down 4%, and comparing to last year in November, spruce grove was holding exactly steady with sold prices. The number of houses sold though was down 29% Single Family Home Sales
In Stony Plain for November 19 homes sold, with an average sale price of $486,000 dollars and an average of 35 days on market. Month over month sold prices were up 2%, and Year over year, stony plain was up 1% in sold prices, comparing 2024 to 2025. Sales were down month over month 42%.
And Parkland County Acreages for November 19 country residential properties sold, with an average sale price of $752000 and an average of 77 days on market. Month over month, sales were up 2% and Year over year, Parkland County was holding exactly steady in sold prices, comparing 2024 to 2025. But sales were down month over month as well.
So what this all means is this, sales are happening, but recent selling prices and listing-prices suggest pricing pressure. For buyers, this could be a better time than peak-demand. For sellers, realistic pricing (not over-asking) may be important to ensure a sale.
